River Vale
Green, quiet, and genuinely spacious
River Vale is a township, not a borough, which means lower density, larger lots, and almost no commercial center. It is one of the greener and quieter places in the Pascack Valley. Golf courses, wooded areas, and genuine breathing room. If your priority is space and quiet over walkability and train access, River Vale makes a strong case.
- Lower density than the borough towns, which means more space and privacy
- Golf courses and green space give the township a distinctive character
- No real downtown, which is either a dealbreaker or a feature depending on what you want
- Strong school connection through Westwood Regional
Getting to the city

Time to Midtown
No direct train. Residents typically drive to Westwood or Park Ridge to catch the Pascack Valley Line, adding 10 to 20 minutes. Driving to Manhattan via Routes 17 and 4 and the George Washington Bridge is 45 to 70 minutes without traffic.
One thing to know
You will need a car regardless of whether you take the train or drive to the city. Plan for the time and cost of driving to a station and parking if you are a train commuter.
What you will find
Larger lots, often half an acre or more. Homes range from mid-century ranches and colonials to custom builds on larger parcels. Less uniform than newer developments. More yard for your money than you will find in the borough towns.
Larger lots and more spacious homes justify pricing above the borough towns. Strong demand from families seeking more land and privacy.
