About this town

Emerson is the smallest borough in this group, and it wears that identity comfortably. There is a small downtown along Kinderkamack Road with restaurants, shops, and the kind of local businesses that define a real small-town main street. The train station is right in the middle of things. Emerson has an active community life, including festivals, a farmers market, and civic events that actually draw people out.

Housing

What you will find

Small lots, older homes, mix of ranches and colonials from the 1940s through 1960s. Some newer infill construction. Compact by suburban standards, which is part of the appeal for people who want density and community over square footage.

$540k - $700k
Typical price range

Among the more affordable options in the Pascack Valley with train access. Prices have appreciated but remain competitive relative to the rest of the area.

Schools

Emerson Public School District

Emerson runs a full K-12 district entirely within the borough -- one of the few towns in the Pascack Valley with its own high school. Class sizes are small, parent involvement is high, and the superintendent is known for being hands-on and visible in the community. The tradeoff is fewer elective offerings and a smaller sports program than regional districts.

  • Memorial Elementary School K-5
  • Roosevelt Elementary School K-5
  • Emerson Jr./Sr. High School 7-12

Nearby private options: St. John's Academy (Hillsdale, PreK-8), Immaculate Heart Academy (Washington Township, all-girls 9-12), Eastern Christian Schools (PK-12), Academy of the Holy Angels (Demarest, all-girls), Don Bosco Prep (Ramsey, all-boys).

Before you decide

What people wish they knew

  • Emerson is small. If you are used to city-level density of services, this will feel quiet. If you are escaping the city, this is the right kind of quiet.

  • The borough events and community organizations are genuinely active. This is a town where you can build a social life around where you live.

  • The Pascack Valley Line schedule applies here too. Limited evenings and weekends.

  • Emerson is close to Paramus and other commercial areas, so you are never far from shopping and dining, just a short drive.

  • Home prices here represent relatively good value compared to other train-accessible towns in Bergen County at a similar size.

Small town, everyone knows everyone. Great schools, amazing superintendent -- very involved and hands on.

Emerson resident

The schools are amazing. The teachers are warm, friendly, and welcoming. My daughter is in prek, and the other teachers take the time to stop and get to know us. It is such a welcoming community with an awesome superintendent as well!!
