Why People Choose Pascack Valley Over Other NYC Suburbs
Bergen County has a lot of suburbs. So does Westchester. And Long Island. Here’s why Pascack Valley specifically tends to win for a certain type of buyer or renter.
The commute is actually manageable. The Pascack Valley Line runs directly into Hoboken, where you can catch the PATH to Midtown or Downtown Manhattan. Door-to-door from Westwood to Midtown averages about 60-75 minutes depending on where in the city you’re headed. That’s not nothing, but it’s consistent and you’re sitting the whole way.
The towns feel like towns. Westwood has a Main Street. Park Ridge has a downtown. These aren’t just bedroom communities of strip malls. There’s enough local character that people actually walk around on weekends.
The school systems are strong across the board. Every district in Pascack Valley consistently rates above average on Niche and GreatSchools. Some, like River Vale and Hillsdale, are regularly near the top of Bergen County rankings.

NJ Transit Pascack Valley Line
The Pascack Valley Line is one of NJ Transit’s quieter lines. That’s a feature, not a bug. Trains don’t get as crowded as the Main/Bergen County Line or the Morris & Essex lines.
Towns with train stations on the line: Westwood, Hillsdale, River Vale/Emerson (shared station), Park Ridge, Woodcliff Lake, Montvale.
The train terminates at Hoboken. From Hoboken you take the PATH train into Manhattan. The PATH runs to 33rd Street, Christopher Street, 9th Street, 14th Street, and World Trade Center.
Approximate travel times (station to Midtown Manhattan):
- Westwood → Midtown: ~65-75 minutes
- Hillsdale → Midtown: ~70-80 minutes
- Park Ridge → Midtown: ~75-85 minutes
- Montvale → Midtown: ~80-90 minutes
These times include the train ride to Hoboken plus the PATH plus walking. Budget accordingly.
Cost: A monthly pass from Westwood runs around $200-225. Add a PATH monthly ($56 as of 2025) if you’re going into Manhattan regularly. That’s significantly less than a monthly MetroCard plus NYC parking or a car service.
Driving
Some people drive in, especially those going to Downtown Manhattan or the Financial District where PATH is more convenient than Midtown. The GWB is the main route. In light traffic, it’s about 30-35 minutes. In rush hour, plan for 60-90 minutes. Tolls plus parking make this expensive fast.
A more common approach: drive to a park-and-ride or to the Hoboken terminal and take the PATH from there.
Bus

The two high schools that serve most of the valley are Pascack Valley High School (serving Hillsdale and River Vale) and Pascack Hills High School (serving Montvale and Woodcliff Lake). Both consistently rank in the top tier of Bergen County high schools.
